What Basement Waterproofing Actually Does
Basement waterproofing addresses moisture intrusion through the foundation. In the GTA, that usually means one of two approaches:
- Interior waterproofing: Crack injections, interior drainage membranes, and sump pump systems that manage water once it enters. This is the less invasive option and often the right call for a finished basement experiencing occasional dampness. Prices start around $1,200.
- Exterior waterproofing: Excavating down to the footing, cleaning and sealing the foundation, installing a waterproof membrane and weeping tile, then backfilling with drainage stone. This is the more complete solution for persistent leaks, but it’s a bigger project with a wider price range.
Waterproofing does not add an exit, bring in light, or make a basement bedroom legal. It just keeps the space dry.
What an Egress Window Actually Does
An egress window is a window large enough to climb through in an emergency, installed in a basement or below-grade wall, with a window well excavated outside so the opening sits below ground level. Under OBC 9.9.10.1, any sleeping room in a basement must have an egress window or exterior door that opens directly to the outside, with a clear opening large enough for a person to escape and for a firefighter to enter.
Beyond code compliance, an egress window turns a dark, cave-like basement into a livable space. It provides a second exit, natural light, and in many Toronto homes, it is the single biggest quality-of-life upgrade you can make below grade.
Why Homeowners Confuse the Two
Both projects involve excavation. Both sit below the grade of your house. Both are sold by basement contractors who call themselves "waterproofing specialists." But the outcomes are completely different.
- Waterproofing is a fix for water intrusion.
- An egress window is a fix for illegal or unsafe basement living space.
If you call about a wet basement and a contractor quotes you an egress window, walk away. And if you call about a basement bedroom that has no window, a sump pump is not going to pass inspection.
How They Interact in a Toronto Basement
Toronto’s freeze-thaw cycles and clay-heavy soil in parts of Scarborough, North York, and Etobicoke put a lot of stress on basement walls and window wells. A poorly drained window well can act like a funnel, directing rainwater straight at your foundation. That’s why every egress window we install includes a proper drainage layer at the base of the well, a waterproof connection to the window, and a cover option that keeps rain and snow out while still allowing operation.
The smart sequencing matters too. If you already need exterior waterproofing, that is the ideal time to also install an egress window—the wall is already excavated, and adding the window then costs far less than doing it later as a separate project. If you’re converting a basement to a bedroom, do the egress window at the same time as any moisture work so your new drywall and flooring don’t end up ripped out afterward.

5. Window, well, and drainage install — the egress window is installed, the window well is set, and a drainage layer connects the well to the weeping tile system so water never pools around the window.
6. Backfill and finish — the well is backfilled with drainage stone, and we can install a cover to keep out debris, rain, and snow.
7. Inspection-ready — every installation meets OBC 9.9.10.1 exit requirements, and we back the work with a 10-year workmanship warranty.

Which One Comes First?
Choose waterproofing first if you see water stains, efflorescence (white chalky residue), peeling paint, damp smells, or standing water. No window, egress or otherwise, will fix a wet basement. Making the space livable means making it dry first.
Choose an egress window first if you are adding a basement bedroom, finishing a basement that will include sleeping space, or renting out a room. You will not get an occupancy permit or pass a building inspection without it, and no tenant should be sleeping in a basement with only one exit.
