Window well installation in Brampton costs $800 to $2,500 per well, installed, that price covers soil excavation, the well itself, drainage stone and fabric, and backfill. Covers, waterproofing, and any egress window work are quoted separately. Most Brampton homes need a single well, usually on a side or rear wall where a basement window sits below grade and the soil has to be held back to let in light.
What's included in a window well install
- Soil excavation to the depth the window and grade require, with the spoil hauled away, not left on your lawn.
- The well: corrugated galvanized steel or composite, set plumb and anchored so it doesn't shift with frost.
- Drainage: clear stone wrapped in filter fabric at the base, tied to the weeping tile where accessible, or graded to discharge away from the foundation.
- Backfill and restoration: compacted in lifts, regraded so water runs away from the wall, sod or mulch reinstated.
If you're adding an egress window rather than replacing a well, the opening has to meet OBC 9.9.10.1, at least 0.35 m² of clear opening, no dimension under 380 mm, and a sill low enough to climb out of. Widening a masonry opening also means a correctly sized lintel above it to carry the brickwork. We size all of that at the site visit, not over the phone.

Every figure above is a range, not a quote. Final cost varies a lot with well depth, how much soil has to come out, whether the well can drain by gravity or needs a pump, access to the wall, and whether the job turns into an egress window. You get a firm written number after we've seen the wall.

Window wells and egress across Brampton
Brampton basements are a mixed bag. Older homes around Gage Park and the downtown core often have windows right at grade with shallow, rusted-out wells, those usually need replacement and raising, not a patch. Newer builds toward Heart Lake Conservation Area tend to have deeper wells where the drainage has silted up and water sits against the wall. Both are fixable in a day.
We install window wells, egress windows, covers, drainage and waterproofing, well raising, replacement and leak repair, and basement doors across Brampton, the same crews that work across Toronto and the surrounding area.
