Yes, we provide window well installation in Scarborough, and most single-well jobs here land between $800 and $2,500, with the typical Guildwood or Agincourt install running $1,200–$1,800 and finished in a day. The number moves with depth, width, and how much soil excavation the site needs. Scarborough is not a copy-paste borough: lots near the Bluffs and along the ravine edges in Guildwood sit on steep grades where the well has to be engineered to hold back slope, while the older post-war homes through Agincourt have shallow basement windows sitting in heavy clay that holds water instead of draining it.
What a window well installation includes
Every Scarborough install starts with layout and marking, then soil excavation to the depth your window needs, usually 12 to 24 inches below the sill so the window can open fully. We set a corrugated galvanized or heavy-duty poly well against the foundation wall, backfill with free-draining granular material, and tie the base into a drainage path that moves water away from the footing rather than into it.
Where the well is deep enough to expose a masonry foundation, we check the block courses and any lintel above the opening before we backfill. If we find spalling or a rusted lintel bearing on the area we're digging out, you hear about it before the well goes in, not after.
If the well is part of an egress window upgrade for a legal basement bedroom, the window has to satisfy OBC 9.9.10.1 exit sizing, minimum opening area, height and width, and a sill height that a person can actually climb through. The well must not obstruct that clear opening. That work is reviewed through the building permit process for the basement alteration, and we'll tell you what's involved before you commit.
Window well installation cost in Scarborough
- Standard galvanized well, 1 unit: $800–$2,500
- Replacement of a rusted or collapsed well: $500–$2,000
- Drainage and waterproofing tied into the well: $500–$3,000
Every price above is a range, not a quote. A Bluffs lot that needs slope stabilization is a different job from a flat Agincourt backyard with four feet of clear machine access.
How the process runs
We do a free site evaluation, usually within 48 hours of your call, and check grade, soil, window height and drainage. You get a written quote. On install day we protect the area, excavate by hand where access is tight, set and level the well, backfill, and test drainage before we leave. Installs run year-round, Toronto freeze-thaw is hard on poorly drained wells, so we design for it rather than waiting for spring.
Why choose us
We have been cutting and installing below-grade openings across the GTA for 12 years, with more than 400 egress windows and window wells behind us. Licensed, insured, WSIB covered, and every install carries a 10-year workmanship warranty.

When a Scarborough window well needs replacing
Scarborough's post-war housing stock has a specific failure pattern: wells that were undersized when they went in, on lots that have since been regraded, under forty winters of frost. The well takes the damage, not the basement wall, which is why a replacement usually costs far less than the waterproofing job it prevents.
Watch for these:
- Cracked or split well panels. Frost expansion splits galvanized seams. Once a seam opens, the well stops holding back soil.
- A well shallower than the window. If the sill sits below the top of the well by more than a few inches, the window cannot open fully, and the opening no longer meets the code clearance in front of it.
- Gravel bed that has gone to mud. The drain has silted. Water sits, freezes, and pushes the well away from the wall over the next two winters.
- Settlement on the uphill side. On Scarborough's sloped lots, soil creeping downhill fills the well from one end.
- A cover that no longer fits. Usually the first visible sign that the well below it has shifted.
A collapsed or rusted-through well is not a patching job. Replacement starts at $500 and runs to $2,000 depending on depth and drainage.
